The studies included analyzing each property's current and proposed product repositioning, conceptual design, competitive supply, and preparation of estimates of demand, occupancy, room rate, unit sales pricing and absorption.

• Conducted comprehensive market analyses and repositioning studies for a number of major hotel owners and management companies. The studies included analysis of market segmentation demand, competitive supply, brand analysis, analysis of management contracts and preparation of estimates of future market penetration, occupancy and average daily rate.

• Prepared a number of operational and profit improvement studies on behalf of owners, lenders and management companies. Several of the studies involved operational analyses of multiple properties under common ownership and/or brand. These studies included analyzing market and competitive implications on operations, internal process analysis on a departmental, administrative and corporate basis, and preparation of process improvement recommendations and implementation plans for change management.

• Prepared a comprehensive economic impact analysis for a major master-planned redevelopment project in Waikīkī. The market analysis included analyzing the market and economic impact for components of the redevelopment, including multiple hotels and extensive resort retail. These analyses included analyzing the timeshare and resort condominium market in Waikīkī. The studies included preparation of analyses regarding market demand, supply, economic impact on taxes and employment and testimony before the City Council of Honolulu.
