Owner/Lender Services

Hospitality Advisors provides asset management and monitoring services, appraisal, profit improvement, debt restructuring, repositioning and asset disposition for lenders and owners of financially troubled properties. Representative examples of Lender Services projects that our consultants have been involved in include the following:

  • Provided extensive lender services for numerous financial institutions and investors for financially troubled hotels, condo-hotels, commercial buildings and golf courses with loans in excess of $4.0 billion, including asset management and monitoring, valuation, profit improvement, debt restructuring and work-out, repositioning and asset disposition.

  • Provided lender services in connection with asset monitoring and management of its loan portfolio of multiple hotel, retail, and resort condominiums throughout Hawai‘i.  Such services included valuation, operations, cash monitoring, and preparation of a sales plan of the assets, including pre-receivership advisory services.

  • Conducted asset monitoring services for a major trophy resort in Hawai‘i for over a two-year period on behalf of the lender.  The engagement included monitoring cash and other assets, examining related party transactions, hotel operations and market performance on a monthly basis. Assisted the lender's broker in the sale of the hotel, and performed transaction services during the sale of the hotel.

  • Provided asset management repositioning services for a major Waikīkī hotel on behalf of the owner. The assignment included analysis and recommendations related to market positioning, management company evaluation, renovation alternatives and asset management services including oversight of finance functions, operations and renovation activities.

  • Provided independent cash monitoring services on behalf of a lender and owner for a major Waikīkī hotel in default of its loan. The engagement included continual monitoring of cash flow and operations of the property over a one-year period.

  • Provided consulting services related to the restructuring of a non-performing loan for a major luxury resort on Maui. The engagement included analyzing the property's market and operations, preparing a valuation analysis of the property under varying scenarios, and providing debt restructuring analyses and recommendations to the lender.

  • Provided lender services in connection with the continued construction of a master planned resort on O‘ahu.  The engagement included analysis of construction budgets, monitoring construction in progress and analyzing contractor invoices for approval to the lender.

  • Prepared numerous property valuation analyses and advisory services for hotels, resorts, golf courses, retail and office buildings on behalf of lenders related to on-going asset and debt monitoring requirements under the various loan agreements.

  • Performed numerous assignments regarding distressed real estate assets in receivership, foreclosure and bankruptcy. Served as court-appointed Receiver and Foreclosure Commissioner and advisor to bankruptcy Trustees for hotels, resorts, retail and office buildings in Hawai‘i, the US mainland and internationally.
